Kingston is a village, which is an unusual designation to hold in Georgia, and it covers 1.3 square miles of west-central Bartow County with 722 residents. Georgia SR 293 runs through the center of it and the four-lane U.S. 411 passes about a mile to the south. The Etowah River is south of the village.

A Kingston historic district is referred to, but no National Register designation and no design-review rule appears in the sources we work from. We do not act as though one exists, and we will not tell a homeowner their material choice is restricted when we cannot show that it is. What comes off before anything goes on

The most useful thing a homeowner can know is that the price and the schedule are decided by what is behind the old cladding, and nobody sees that until the strip. Here is what turns up, in rough order of how often.

Wet or soft sheathing at the bottom courses. Water that has been running down the face of the wall for years collects at the lowest point it can find. Where siding was installed tight to a porch slab, a patio or the grade, with no gap and no drainage, the board and the sheathing behind it are usually the first things gone.

A weather barrier that was never lapped correctly. House wrap installed with the laps running the wrong way channels water into the wall instead of out of it. It looks fine from the outside for a decade.

No flashing over window and door heads. This is the most common defect we uncover, and it explains staining that starts at a window and runs down rather than up.

Damage behind a gutter. An overflowing gutter puts water down the back of the fascia and into the top of the wall. If a repair keeps coming back in the same place, look up.

Old repairs. Patches, mismatched fasteners, foam, caulk used as flashing, and sometimes a second layer of siding over the first. Layer count changes removal time and disposal.

Because none of that is visible when a siding installation is quoted, the unit price for replacing bad sheathing is the single most important number in the paperwork. Ask for it in writing before work starts, whoever you hire. With that figure agreed, a discovery behind the wall becomes arithmetic. Without it, it becomes a negotiation at the worst possible moment.

The order the work happens in

A siding installation has a sequence, and the sequence is most of the quality.

Protect and strip. Beds and walkways get covered, then the old cladding and trim come off one elevation at a time, so the house is never fully open.

Repair the substrate. Bad sheathing is cut out and replaced, framing is checked at window openings and the water table, and rotted trim is rebuilt rather than covered.

Barrier and flashing. The weather-resistive barrier goes on with the laps running the right direction, then flashing at heads, sills, penetrations and the water table. This stage is what determines whether the wall lasts, and it is the stage that is easiest to rush and hardest to inspect afterwards.

Cladding. Starter, corners, then courses up the wall, with the fastening pattern and the clearance at the bottom set by the material.

Trim, sealant and finish. Corner boards, window and door casing, frieze, and sealant only where sealant belongs, which is far fewer places than it is usually used. Field-painted fiber cement gets its coats at this stage.

Walk it before you sign it off. The right way to accept the work is at the wall rather than from the driveway, looking at the bottom course, the window heads and the corners. Ask for a fastener sweep of the beds and the drive as part of the clear-up.

Vinyl or fiber cement on a Kingston house

The Etowah River runs south of the village, and low ground near a river holds morning humidity against a wall longer than open ground does. That favors an assembly that drains and dries over one that traps.

Vinyl siding does that well. It hangs loose so panels move with temperature, it does not rot, it needs no repainting, and the wall behind it drains. The requirement is that it be installed to move, with the weather barrier and flashing complete behind it.

Fiber cement, including James Hardie, is the choice when a wall takes hard sun, when a painted finish is what the house needs, or where impact resistance matters. It comes pre-finished or gets painted in the field, and it needs its own clearance at grade and its own fastening schedule.

On an older village house with period trim profiles, the deciding factor is usually whether the reveal and the shadow line can be kept. That is a conversation better had at the wall with a sample in hand than over the phone, and it is worth asking to see one before a siding installation is specified either way.
